Coronado Villas 2023 Annual Meeting

The Coronado Villas Condominium Association has scheduled their 2023 annual meeting.

Meeting Date and Time:          Tuesday, March 14th, 2023 7:00pm

Meeting Location:                    East Meadow Community Hall, 3198 E Road, Grand Junction, CO 81504

Please find enclosed with this notice the proxy, agenda, last year minutes, and budget for your review.

If you cannot attend the annual meeting, please complete the enclosed proxy and ballot and mail it to Coronado Villas Condominium Association, Po Box 1852 Grand Junction CO 81502.  You can also email your proxy to  Proxys need to be received no later than 12:00 P.M March 14th, 2023.  Returning your proxy ensures your association meets quorum (50% or 40 owners), enabling its member to conduct business at the meeting.

2023 Budget

The 2023 board-approved budget is enclosed for your review.  Due to the continued increase in cost of maintenance as the HOA ages and the increased cost of vendor expenses due to inflation the previous year and the continued forecasted increases this year there was an increase to the monthly annual assessment.

            Monthly Assessments- $140.00.00 per month began January 2023

Getting Involved

In addition to discussing of the previous year’s business and budget, we will also be conducting the election of Directors for a new term.  The current serving members are, Ron Seghers, Bill Benac, and Elizabeth Valentine.  If you wish to volunteer, please contact our office prior to the meeting so that your name may be added to the election ballot.

If you have a matter you would like to discuss at the annual meeting, please contact us prior to so that we may be prepared with any necessary information to effectively respond to your inquiry.

The Budget is ratified by the Board and the increase in dues is approved automatically unless       two-thirds of the owners reject it or there is dues increase above 10%.

The Coronado Villas COA can change the annual fee up to 10% but requires 2/3 of the owners to approve if above 10%.
