Coronado Villas 2023 Annual Meeting

The Coronado Villas Condominium Association has scheduled their 2023 annual meeting.

Meeting Date and Time:          Tuesday, March 14th, 2023 7:00pm

Meeting Location:                    East Meadow Community Hall, 3198 E Road, Grand Junction, CO 81504

Please find enclosed with this notice the proxy, agenda, last year minutes, and budget for your review.

If you cannot attend the annual meeting, please complete the enclosed proxy and ballot and mail it to Coronado Villas Condominium Association, Po Box 1852 Grand Junction CO 81502.  You can also email your proxy to myhoa-manager@outlook.com.  Proxys need to be received no later than 12:00 P.M March 14th, 2023.  Returning your proxy ensures your association meets quorum (50% or 40 owners), enabling its member to conduct business at the meeting.

2023 Budget

The 2023 board-approved budget is enclosed for your review.  Due to the continued increase in cost of maintenance as the HOA ages and the increased cost of vendor expenses due to inflation the previous year and the continued forecasted increases this year there was an increase to the monthly annual assessment.

            Monthly Assessments- $140.00.00 per month began January 2023

Getting Involved

In addition to discussing of the previous year’s business and budget, we will also be conducting the election of Directors for a new term.  The current serving members are, Ron Seghers, Bill Benac, and Elizabeth Valentine.  If you wish to volunteer, please contact our office prior to the meeting so that your name may be added to the election ballot.

If you have a matter you would like to discuss at the annual meeting, please contact us prior to so that we may be prepared with any necessary information to effectively respond to your inquiry.

The Budget is ratified by the Board and the increase in dues is approved automatically unless       two-thirds of the owners reject it or there is dues increase above 10%.

The Coronado Villas COA can change the annual fee up to 10% but requires 2/3 of the owners to approve if above 10%.

New HOA Management

To:  Coronado Villas Condominium Owners

Hello everyone,

My name is Dan Trusty of Grand Mesa Management.  I will be the new community association manager for your community beginning January 28th, 2023.

I have many years in HOA management experience, and I am an expert in understanding and implementing HOA covenants, bylaws, rules and regulations.  I also have an in depth understanding of CCIOA (Colorado Common Interest Ownership Act) and its amendments as it pertains to the management of HOAs.

*    What is our job as manager for your HOA:

  • On-call 24-hours a day, 7 days a week (even holidays) with prompt attention to any and all situations in your neighborhood that are HOA responsibility per the Declarations.
  • Periodic inspections and assessment of property for violations and maintenance needs. I work closely with your HOA Board of Directors with prompt and efficient attention to those needs if there is an issue in your community.
  • Collection of monthly and yearly fees and disbursement of funds to pay monthly bills and hired contractors for maintenance of the common area property.
  • Fully licensed, insured, and bonded.

I will be setting up a website for your neighborhood, coronadovillascondoassociation.com (coming soon). On this site, you will find neighborhood news, financials (income statement and balance sheet), governing documents, rules and regulations, policies along with any amendments, The web site will be updated with information for the HOA within the next few weeks.

A payment portal will be added to the website so you will be able to pay online. Be aware the payment portal might not be live until a few weeks after the transition date on January 28th, 2023.  The new mailing address for the HOA is Coronado Villas Condominium Association, PO Box 1852 Grand Junction, Colorado 81502.  All monthly dues and correspondence needs to be sent to this address going forward.   As stated before the online payment option will be another option to pay the dues and will be available in a few weeks.
